First home buyers in Queensland
First home concession. Established homes: no duty up to $700,000; a reducing concession applies up to $800,000 (contracts on or after 9 June 2024). At $800,000 or more only the home concession applies.
New homes: First home (new home) concession: full concession with no value cap for contracts dated 1 May 2025 or later.
Vacant land: First home vacant land concession: full concession with no cap on land value for eligible transactions on or after 1 May 2025.
Eligibility
- Individuals aged 18 or over who have never held an interest in a residence anywhere. Move in within 1 year of settlement and do not lease the whole property or dispose of it within 1 year.
- From 1 August 2026 you must be an Australian citizen, permanent resident or specified foreign retiree.
Foreign purchasers
Additional foreign acquirer duty (AFAD). 8% on residential land acquired by foreign persons, including foreign companies and trusts.
